Applied Digital Drops 8% as CEO Discloses 800 MW Data Center Financing Gap
Shares of compute peers CoreWeave and Nebius slipped alongside the campus builder as borrowing costs rise across the sector.

Applied Digital shares dropped 8% to $16.33 on Monday afternoon after Chief Executive Officer Wes Cummins disclosed that the data center infrastructure builder still needs to arrange financing for roughly 800 megawatts of capacity over the coming year.
The disclosure dragged down valuations across specialized artificial intelligence infrastructure providers, according to coverage by Yahoo Finance (https://247wallst.com/investing/2026/11/02/applied-digital-slumps-8-as-ceo-says-800-mw-still-needs-financing-nebius-and-coreweave-fall-6/?.tsrc=rss). GPU cloud platform CoreWeave fell 6% to $51.59, Nebius Group slipped 6% to $144.71, and data center operator IREN dropped 6% to $22.62, signaling growing investor caution around capital availability across the AI buildout.
In a November 2 interview cited in the report, Cummins stated that Applied Digital has successfully financed about 600 megawatts of its 1.4-gigawatt development roadmap. While maintaining that commercial construction loans, project debt, and bond markets remain open to the company, Cummins acknowledged that higher Treasury yields and wider credit spreads have pushed borrowing expenses higher. He emphasized that the unfinanced capacity is backed by investment-grade counterparties rated AA or higher, citing approximately $20 billion in contracted revenue at three newer campus sites.
Unlike compute operators such as CoreWeave and Nebius, which acquire GPUs directly and sell processing time to enterprise customers and AI research labs, Applied Digital functions primarily as a wholesale campus developer. The company builds power infrastructure and energized data center shells, leasing them out under long-term take-or-pay contracts. Cummins pushed back on grouping Applied Digital with specialized compute platforms, describing the business as a technical real estate operation backed by long leases with high-credit tenants.
Debt service, however, represents an immediate operational headwind. In the first quarter of fiscal 2027, Applied Digital reported interest expenses of $77.4 million, outpacing the $65.8 million it collected in base rent. The company also carries project-level preferred equity from Macquarie that carries a 12.75% rate. Wall Street consensus forecasts for fiscal 2028 have swung from an expected profit of $0.13 per share three months ago to an anticipated loss of $0.78 per share.
Counterparty concentration adds further scrutiny. CoreWeave accounts for an estimated 30% of Applied Digital's contracted revenue. On an October 7 earnings call, Cummins reported that total contracted backlog reached approximately $36 billion across five campuses in three states. The company energized 250 megawatts over the past year, aims to bring at least 600 megawatts online over the next 12 months, and targets 3.5 to 4 gigawatts of operational capacity by 2030.
Broader market sensitivity to data center funding requirements was underscored last week when Tesla Chief Executive Elon Musk warned that more than 200 specialized compute providers face consolidation and failure if capital access constricts. Applied Digital faces its next major financial checkpoint in January, when it reports second-quarter fiscal 2027 earnings and updates investors on terms secured for its remaining unfinanced pipeline.
